Your home is likely the biggest investment you’ll ever make. As an independent agency, we compare top-rated carriers side by side to find coverage that actually protects it — the right policy at the right price, explained in plain language. No pressure, no jargon.
Coverage is subject to eligibility and carrier underwriting.
A standard policy bundles six core protections. We set each limit to your home and your life.
Rebuilds or repairs the structure of your home after a covered loss such as fire, wind, or hail.
Detached garages, sheds, fences, and similar structures separate from the house.
Your belongings — furniture, electronics, clothing — at home and, within limits, away from home.
Hotel stays, meals, and extra living costs while your home is unlivable after a covered loss.
Protects your assets if someone is injured on your property or you are responsible for damage to others.
Minor medical bills for guests injured on your property, regardless of fault.
Your dwelling limit should reflect what it would cost to rebuild your home today — labor, materials, and code requirements — not what the house would sell for, what you paid for it, or your mortgage balance. In much of South Jersey, rebuild cost and market value can be very different numbers, and construction costs have risen sharply in recent years.
Replacement cost vs. actual cash value. Replacement cost pays to repair or replace without deducting for depreciation. Actual cash value deducts depreciation, which can leave a large gap on an older roof or older belongings. Check which applies to your dwelling, your roof, and your personal property — they are not always the same.
Many homeowners policies pay full replacement cost on a dwelling claim only if your dwelling limit is at least 80% of the home’s full replacement cost. Say your home would cost $400,000 to rebuild, so 80% is $320,000 — but you carry $280,000. On a $50,000 claim, the policy may pay only a proportional share (here, $43,750) or actual cash value, whichever is greater, minus your deductible. Keeping the limit current avoids this.
Extended or guaranteed replacement cost endorsements, where available, add a cushion above your dwelling limit. Ordinance or law coverage pays the added cost of rebuilding to current building codes — important for older homes.
These are the gaps we find most often when we review a policy.
| Exposure | Where the coverage comes from |
|---|---|
| Flood, including storm surge | A separate flood policy |
| Sewer or drain backup | A water backup endorsement, often with its own limit |
| Earthquake and earth movement | A separate endorsement or policy, where available |
| Gradual leaks, wear and tear, mold | Generally excluded — maintenance issues are not insurance claims |
| Theft of jewelry above the sublimit | Scheduled valuables coverage |
| A business run from the home | A home business endorsement or a business policy |
| Renting the home to others | A landlord policy; short-term rentals need their own review |

A one-page checklist to review your policy like a pro — before you renew or file a claim.
It varies widely with the home’s rebuild cost, age, roof, construction, location, distance to the coast, claims history, and the deductible and coverages you choose. Comparing several carriers matters, because each prices these factors differently.
Rebuild cost, roof age and condition, the age of the electrical, plumbing, and heating systems, proximity to the coast, prior claims, and your deductible. Protective devices such as monitored alarms and water-leak sensors can earn credits with some carriers.
Standard homeowners policies exclude flood. If you are in a high-risk flood zone with a federally backed mortgage, your lender will require it. Outside those zones, a meaningful share of flood claims still come from moderate- and low-risk areas, and coverage there is often more affordable. See our flood page.
Sudden and accidental water damage — a burst pipe, an overflowing washer — is generally covered. Flood, sewer backup without an endorsement, and gradual leaks are generally not.
It can. Claims history affects pricing and eligibility with many carriers. Small claims close to your deductible are worth discussing with us before you file.
Often, and many carriers offer a multi-policy discount. Bundling is not always the lowest total price, though — we compare packaged and separate options.
